Delacour Development entered into an agreement to purchase 315 acres which includes The Canal at Delacour Golf Course and surrounding lands. This development, located just minutes from Calgary, will feature a new golf clubhouse, sports and recreation facility, restaurant, lounge and pub, several retail commercial spaces, and construction of 480 new homes.
Named after the foreman of the Grand Trunk Railway, the hamlet of Delacour was established with a small store and local post office over 110 years ago and served as the commercial hub for the neighbouring farm community.

The history.
As in most rural western communities, the introduction of the railway, and the construction of the irrigation canal encouraged agricultural settlement in the area. The land on which the ‘Canal at Delacour’ golf course is located was the original farmstead of Talmon and Lucy Cleveland and was passed on through the family until purchased by Doug and Irene McIntosh in 1998. It was Doug and Irene’s intent to return to farming roots upon their retirement.
In 1999 a new home was constructed on the property for Doug and Irene and shortly thereafter 3 of their children built homes on the land as well. While farming the land, Doug thought that his farm would be perfect for a golf course and after consulting with co-workers Bob Wylie, (who was an accomplished golfer) and Harold Pasechnik (designer of the course), Doug decided to move forward with design and construction of the course. In 2003 the ‘Canal at Delacour Golf Club’ was approved by the Municipal District of Rocky View and the course officially opened for play in 2005.
Since that time the course has received such prestigious honours as being nominated as one of the best new golf courses in Canada and is recognized by Calgary area golfers as one of the best golf courses in the Calgary region. Once that vision of the golf course was achieved, the residential development surrounding the course was conceived and approved.
The project.
Conceived over 20 years ago by prominent Calgary businessman Doug McIntosh, The Canal at Delacour Golf Course has become one of the finest championship golf courses in the Calgary area. In December 2018 Doug obtained approval from Rocky View County for the construction of 480 homes surrounding the golf course.
In summer 2024, Delacour Development Corp (DDC) began working with Doug to acquire the golf course and housing lands. In June of 2025, DDC will close on this acquisition after which it will build a new club house and neighbouring amenities, while working towards final designs for the home sites which will be spread over 3 phases of approximately 160 homes each. DDC will bring in 4 reputable Calgary builders to build and sell homes over the coming 3 to 7 years.

Hal has more than 45 years of experience in real estate investment and development, as well as corporate, community and political organizations. Hal’s companies have built world-class resorts and hotels, as well as residential and commercial projects in Western Canada, the USA, and the Caribbean. From starting his first business in 1979 to launching various subsidiaries, limited partnerships, joint ventures and numerous related companies, Hal’s business acumen and knowledge of corporate governance is strong and highly sought after. Hal has held senior roles in post-secondary education institutions, community organizations, and both provincial and federal Conservative constituencies and campaigns. Hal chaired Ralph Klein’s run for leadership of the Alberta P.C. Party in 1992 and he acted as a senior advisor to Premier Klein. Hal was a senior advisor to Premier Jason Kenney and is currently an advisor to Premier Danielle Smith. Hal was also President of the Wildrose party in Alberta. Hal received the Commemorative Medal for the 125th Anniversary of the Confederation of Canada in 1992, presented by the Rt. Hon. Raymon Hnatyshyn, Governor General of Canada. Hal developed Silvertip Golf Resort in Canmore, Eagle Ranch Golf Resort in Invermere BC, and the Hyatt Regency Golf Resort with Jack Nicklaus in the Cayman Islands.

Gerry Mendyk

Gerry has 35 years of senior financial management experience in a variety of industries. He has served as an executive in public and private companies in Canada, and has founded several ventures in oil and gas, real estate and other industries. Gerry brings financial structuring, investor relations, and corporate governance skills to the Delacour Development Corp team. Gerry has been consulting to a high-end custom home builder in Columbus, Ohio the past two years, in the New Albany Country Club community, designed by Jack Nicklaus.

Simon Hawkshaw
Founder and Chief Operating Officer
Simon spent 15 years with AGT/Telus working in various departments including engineering and designing underground conduit systems from highway crossings to river crossings, while advancing education in Telecommunications and Architectural technologies. From there Simon followed his passion of residential home design for custom homes, which led to framing, and forming a crew for Beattie Homes. After 6 years and framing over 125 homes, Simon along with 2 other partners, started Hawkhill Homes; building high end spec homes and client based custom homes in Aspen Estates and the Spring-bank area for some familiar names such as Jerome Iginla (Brittania) Stephen Ames (Aspen Estates) and Jim Quinn ( Developer of Aspen Estates). In 2010 Simon became Area Sales Manager in Timberline Estates for Crystal Creek Homes, and he success-fully launched and sold out the area along with holdings out in Elbow Valley West. In 2012 Simon started The Renovation Design Center, a division of Crystal Creek Homes. In 2015 Simon formed Simcoe Developments focusing on new single-family homes, row houses and large renovations. Simon possesses the hands-on skills for all aspects of construction.

Adam Oruclar

Adam has over 25 years of experience in multiple industries with a focus on sales, marketing, and business development driving corporate growth. Having sold to Fortune 500 companies and serving on several boards, Adam has led organizations to expand into new markets while minimizing risk and maximizing returns. Adam has attended Mount Royal University as well as an IT contracts course at Osgood Law School. He was appointed to the CSRD Economic Development Society (SEDS) Board as a founding Director, and is currently the President of the North Shuswap Chamber of Commerce. Adam Co-Founded GDS which developed the community of South Shore in Chestermere, Alberta. Adam will be responsible for the Sales and Marketing activities of the Delacour Development Corp, as well as managing all aspects of Information Technology.
